Green technology has begun to drive design. Analysis, research and an assessment of context, massing, materials and systems formed the basis of our net zero energy community.
The buildings are models of passive design with active systems where necessary. Two buildings, with units ranging from 600 to 1750 sf, are arranged on an east-west axis, taking advantage of geothermal heat exchange, passive solar, rainwater harvesting and reuse, solar thermal systems and natural ventilation, as well as providing a friendly street frontage. Wind scoops on the roofs utilize the Venturi effect to provide cooling, while insulated concrete forms moderate indoor temperature.
Exterior solar control devices provide shade when needed, reducing solar gain in summer. The courtyard features a pea patch, living walls, and accessible green roofs. Pedestrian paths build community and a sense of place, and link to adjacent neighborhoods. Designed to take full advantage of nearby arterials and transit, and to complement aesthetic features of adjacent housing, these townhouses become part of the larger regional fabric yet subsist as a small-scale urban community.
